What is your cancellation policy when it comes to meeting room hire?

Please notify the venue verbally of any cancellations, postponements, or changes in delegate numbers, and follow up with written confirmation sent to info@elevenwaterloo.com

How far in advance can I book a meeting room?

You can make a booking at any time.

Do you offer event coordination or support?

Yes, our Office Coordinator is available to assist you with your event planning needs.

Is onsite parking available?

Yes, we have limited visitor parking spaces at the front of the building or payable street parking on the main road opposite the building.

Can we bring our own food or alcohol?

You may use external caterers, provided that proof of their Public Liability Insurance is submitted at least 7 days before the event. You are also welcome to bring your own alcohol subject to our written consent; however, alcohol may only be served to guests and cannot be sold, as the venue is not licensed for alcohol sales.

Is there accommodation nearby?

Yes, there are several local accommodation options close to 11 Waterloo Place to suit a range of preferences and budgets. These include a variety of AirBnBs as well as hotels in Leamington Spa.

Is there Wi-Fi access?

Yes, there is a guests Wi-Fi in which visitors can use free of charge.

Are there discounts for long-term leases and/or upfront payments?

This can be negotiated and is dependent on the period of time as well as the rental value - a 3 month deposit is required when signing the lease.

What are the minimum lease terms?

The minimum lease terms are preferred for 12 months or 2-5 years.

Do you have fixed or flexible agreements?

We offer break clauses and rent-free periods, however this is dependant on the circumstances.

How quickly can you move in at 11 Waterloo Place?

The suite will become available immediately after it becomes vacant and leases are signed.

What is covered under the use of utilities when leasing an office space at 11 Waterloo Place?

Gas, electric and water are all fully included within the rent (no usage limits).

Who oversees the health, safety and compliance at 11 Waterloo Place? Would it be the tenants responsibility to oversee this?

We handle all health, safety, and compliance requirements for the building. This includes fire safety maintenance such as fire alarms, fire extinguishers, emergency lighting, and intumescent strips on all doors and we ensure full compliance with all relevant standards and regulations to safeguard our tenants. In addition, all building equipment, including boilers, is serviced annually at no additional cost to our tenants. Window cleaning, both internal and external, is carried out throughout the year at no cost to our tenants.

Who is responsible for PAT testing when leasing?

We conduct PAT testing on all equipment owned by us, including kitchen and office equipment. Should tenants require PAT testing for their own equipment, our sister company, Virtus Property Services, can provide a quotation for this service.
