Tenant expansion supported at Leamington Spa offices

An accountancy firm has expanded into new offices at 11 Waterloo Place, with two further suites now made available to let by The Wigley Group.

Ai Accounts has moved from Waterloo Suite to the larger Longwood Suite here at 11 Waterloo Place, on Warwick Street.

The company has been based at our serviced offices since early last year but required a larger office with more space to support its growth plans for 2024.

After discussing the company’s needs with Jess Wood, Asset Manager for the building’s owners Wigley Investment Holdings, the firm signed a two-year lease on Longwood Suite to support its growth.

11 Waterloo Place now has two further suites available to let, including the 266 sq ft Waterloo Suite and the larger 1815 Suite, which comprises 365 sq ft of space.

Ai Accounts founder and director Anna Stafford said: “It’s fantastic news. 2023 was a record year for us as we doubled our turnover and expanded our client base and headcount.

“We’ve recently appointed a new Growth Director to continue that positive trajectory and we are looking to expand our team further in 2024 with three new roles.

“This, paired with our new office, will strengthen our ability to serve our existing clients as well as take on new work.”

Ai Accounts was founded in 2020 and provides accounting and financial business advice to companies across the UK, specialising in the technology and recruitment sectors.

It is one of six tenants at 11 Waterloo Place – a three-storey Regency building which was acquired by Warwickshire-based real estate investment company Wigley Investment Holdings and converted into modern offices.

The building now provides flexible, stylish serviced office space with state-of-the-art meeting rooms, well-positioned in a central location close to Leamington Spa town centre and its railway station.

Stafford added: “When we decided we needed a bigger space to match our growth plans, Wigley Investment Holdings was really helpful in helping to find a solution – and for us there was no better place to be than here.

“We really like the building, the modern fit-out and the management, in particular Jess who has been a great support throughout. It is very much a place we are proud to call home.”

Jess Wood added: “It is a pleasure to support our tenants’ growth plans and I wish Ai Accounts the very best in their new home.

“Due to their move and a tenancy ending, we now have two office suites available for businesses looking to expand or move to a central location in the popular Regency town of Leamington Spa, so please get in touch for more information.”
